Six month snapshot through September 10, 2026

The Short Version

  • Sixty eight Mill Creek single family homes closed in the last six months, at a median sold price of $1,037,500.

  • Homes are moving fast when they are priced right. The median sale took just 10.5 days on market, and three out of four sold homes closed within the average marketing window.

  • Homes are selling for just under asking, on average. The typical sale landed at 98.8% of list price, and more homes sold below list (56%) than at or above it (44%).

  • The active pool has grown to 48 listings, up from 41 last check, with a bit under a third of a year's worth of supply sitting on the market.

  • Twenty eight homes did not make it to closing in this window, either cancelled or expired, most of them priced well above where the sold homes landed.

How Fast Homes Are Selling, and At What Price

The last six months tell a story of a market that rewards a well priced, well presented home and is patient with everything else. Sixty eight single family homes closed in Mill Creek between March 10 and September 10, 2026, at an average price of $1,099,722 and a median of $1,037,500.

The pace was brisk for most of that group. Median cumulative days on market (CDOM) was just 10.5 days, though the average sits higher, at 23.2 days, pulled up by a smaller set of homes that took considerably longer. Below is the full snapshot.

A note on that sale to list ratio. At 98.8% on average, Mill Creek sellers are not quite getting full asking, but they are close. This is a market where realistic pricing gets rewarded quickly, and optimistic pricing gets a slower, harder negotiation.

Fast Sales Versus Slow Sales

CDOM, or cumulative days on market, tracks the full marketing clock on a listing, including any time from an earlier listing period if the home was relisted. It is the fairest way to compare a home's true time on market, since it does not let a quick cancel and relist hide a slow sale.

Splitting the 68 sold homes at the average CDOM of 23 days shows two very different experiences:

  • Fifty one homes (75% of all sales) sold within that average window, in 8.5 days on average, and fetched 99.6% of list price. This is the sweet spot: priced well, presented well, gone fast.

  • Seventeen homes (25%) took longer, an average of 67.3 days, and settled for 96.5% of list price. The gap between these two groups, nearly 3 full points of sale to list ratio, is the clearest evidence in this data that overpricing costs real money, not just time.

What Is Sitting on the Market Now

Forty eight single family homes are active in Mill Creek right now, up from 41 at the last pull. Average list price is $1,066,563 and the median is $1,007,000. Average time on market for this group is already 57.9 days, well past the 23 day average it took sold homes to close, and 29 of these 48 active listings (60%) have already sat longer than that sold average.

Sellers are adjusting. Eight of the 48 active listings (17%) carry a recent price cut. The largest reductions in this window:

  • 2113 162nd Place SE: $898,000 to $860,000, a $38,000 cut

  • 3104 138th St SE: $725,000 to $699,000, a $26,000 cut

  • 1800 Mill Creek Rd SE #12A: $550,000 to $535,000, a $15,000 cut

  • 2000 Village Green Dr #26: $889,000 to $874,000, a $15,000 cut

Twenty eight listings did not sell in this window, either cancelled (20) or expired (8). Cancelled listings averaged 78.6 days on market before coming off, at an average list price of $1,333,065, noticeably above the sold average. Expired listings lasted longer still, an average of 106.3 days, at a lower average list price of $988,281, suggesting these were less a pricing problem and more a fit, condition, or timing problem.

Three of the cancelled listings came back on the market at a lower price rather than walking away for good:

  • 3310 162nd Place SE: cancelled at $1,175,000, relisted at $1,160,000

  • 13718 43rd Ave SE: cancelled at $935,000, relisted at $875,000

  • 2432 145th Place SE: cancelled at $1,199,950, relisted at $1,175,000

What This Means for Sellers

The data makes a fairly blunt case for pricing to the market rather than pricing to hope. Homes that hit the sweet spot sold in a week and a half and kept nearly full value. Homes that missed it sat two months or more and gave up several percentage points of price in the process. If your home has been active for more than three or four weeks without an offer, that is useful information, not a verdict, and it is worth a conversation about what buyers are actually telling you through their absence.

With 4.2 months of supply, Mill Creek still leans toward sellers, but that math is drifting toward balance as the active count grows. This is a good window to be decisive rather than to wait and see.

What This Means for Buyers

More than half of sold homes closed below asking, and the active inventory is both larger and older than it was a few weeks ago. That is room to negotiate, particularly on the 29 active listings that have already sat past the point where most sold homes found a buyer. Patience and a sharp read on true market value are worth more here than urgency.

Month Over Month

Median sold price rose from $1,025,000 to $1,037,500, average CDOM ticked up slightly from 22.0 to 23.2 days, and the average sale to list ratio held essentially flat, easing from 98.96% to 98.83%. Active inventory grew from 41 to 48 listings, and average active days on market actually improved, dropping from 61.2 to 57.9 days. Cancelled listings held exactly steady at 20, with an identical average CDOM of 78.55 days, a sign that whatever came off the market did so on the same terms as before.

Methodology

Figures cover single family residential listings in Mill Creek, Snohomish County, Washington, pulled from NWMLS Matrix on September 10, 2026. Sold figures reflect the trailing six months (March 10, 2026 through September 10, 2026) by status change date. Active, cancelled, and expired figures use the same trailing six month window for cancelled and expired listings, with active listings reflecting current inventory regardless of list date. CDOM (cumulative days on market) is used throughout rather than simple days on market, since it accounts for the full marketing history of a listing across any relistings. This is a point in time snapshot, not a guarantee of future results, and individual property circumstances can move any of these numbers.
