Mill Creek Single Family Market Update - October 2026

Real Estate

Six month snapshot through October 12, 2026

The Short Version

  • Eighty one Mill Creek single family homes closed in the last six months, at a median sold price of $1,050,000 and an average of $1,110,511.

  • Well priced homes still move quickly. The median sale took 13 days on market, and 72% of sold homes closed within the 29.6 day average marketing window.

  • Homes are selling a hair under asking. The typical sale landed at 98.6% of list price, with 57% closing below list and 43% at or above it.

  • The active pool shrank to 39 listings, down from 48 last month. That is about 2.9 months of supply, but 26 of those 39 homes have already sat longer than the average sold home did.

  • Thirty one homes did not make it to the finish line in this window, 22 cancelled and 9 expired. Eleven of the 39 active listings (28%) now carry a recent price cut, up from 8 last month.

How Fast Homes Are Selling, and At What Price

Between April 12 and October 12, 2026, 81 single family homes closed in Mill Creek. The average sold price was $1,110,511 and the median was $1,050,000, which works out to a median of about $437 per square foot. September was the busiest month of the window, with 19 closings, so the market did not take the summer off.

We measure time on market with CDOM, or cumulative days on market. CDOM keeps the full marketing clock running across relistings, so a home that was cancelled and put back on the market cannot quietly reset its history. By that measure, the median sale took 13 days. The average is higher, at 29.6 days, because a smaller group of homes took a good deal longer and pulled it up.

On price, the average sale to list ratio was 98.6%. Mill Creek sellers are not quite getting full asking on average, but they are close, and 35 of the 81 homes (43%) sold at or above list. Here is the full snapshot.

Fast Sales Versus Slow Sales

Splitting the 81 sold homes at the average CDOM of 29.6 days shows two very different experiences:

  • Fifty eight homes (72% of all sales) sold within that average window, in 10.0 days on average, and fetched 99.3% of list price. This is the sweet spot: priced well, presented well, and under contract before the novelty wore off.

  • Twenty three homes (28%) took longer, an average of 79.0 days, and settled for 96.9% of list price. The gap between the two groups is about 2.4 points of sale to list ratio, which on a $1,050,000 home is roughly $25,000. Time is not the only thing a slow listing spends.

What Is Sitting on the Market Now

Thirty nine single family homes are active in Mill Creek today, down from 48 at the last pull. The average list price is $1,055,241 and the median is $992,000. Average time on market for this group is already 70.9 days, well past the 29.6 days it took the typical sold home, and 26 of the 39 (67%) have sat longer than that sold average. Nine have been listed for more than 100 days.

Sellers are adjusting. Eleven of the 39 active listings carry a recent price cut, averaging 2.9%. The largest reductions:

  • 13710 42nd Ave SE: $1,975,950 to $1,875,000, a cut of about $101,000. Matrix shows only 3 days on market for this one, which suggests the listing was relisted along the way.

  • 3010 151st Place SE: $925,000 to $875,000, a $50,000 cut

  • 2432 145th Place SE: $1,175,000 to $1,125,000, a $50,000 cut

  • 13911 13th Dr SE #B: $640,000 to $595,900, a cut of about $44,000

Thirty one listings did not sell in this window, either cancelled (22) or expired (9). Cancelled listings averaged 74.8 days on market before coming off, at an average list price of $1,309,355. That is roughly $199,000 above the average sold price, so a lot of these were aiming higher than where buyers have been closing. Expired listings ran longer, an average of 111.6 days, at an average list price of $1,022,911, which is closer to the sold average and points more toward fit, condition, or timing than price alone.

Cancel and relist is a common reset, and the results are mixed. Some sellers came back with a meaningful cut:

  • 14411 3rd Dr SE: cancelled at $2,150,000, cancelled again at $1,999,999, and now active at $1,950,000. That is $200,000 lower than where it started.

  • 2432 145th Place SE: cancelled at $1,199,950, now active at $1,125,000

  • 3310 162nd Place SE: cancelled at $1,175,000, now active at $1,130,000

Others came back, adjusted, and closed. 13530 43rd Ave SE was cancelled at $1,145,000, relisted at $1,050,000, and sold for $1,000,000. 2525 149th Ct SE was cancelled at $1,359,950, relisted at $1,291,950, and sold for $1,279,900. 2922 147th Place SE was cancelled at $985,000, relisted at $795,000, and sold for $775,000. Two expired listings also found buyers after a relist: 15634 27th Dr SE sold for $1,300,000 and 2204 163rd St SE sold for $1,010,000. The pattern is consistent. The relist that worked came with a new price, not just a new set of photos.

What This Means for Sellers

The data makes a fairly plain case for pricing to the market rather than pricing to hope. Homes that hit the right number sold in under two weeks and kept nearly full value. Homes that missed it sat close to three months and gave up several points in the process. If your home has been active for more than three or four weeks without an offer, that is useful information, not a verdict, and it is worth a conversation about what buyers are telling you through their absence.

With 2.9 months of supply, Mill Creek leans toward sellers, and the active count has dropped by nine homes in a month. Fewer competing listings help a well priced home. They do not rescue an overpriced one, as the 26 listings past the sold average can attest. A price adjustment early tends to cost less than one made at day 100.

What This Means for Buyers

More than half of sold homes closed below asking, and 28% of active listings now carry a price cut. The most room to talk tends to be on homes that have already sat past the point where most sold homes found a buyer, which is 26 listings right now. Smaller inventory means well priced homes will not wait around, so having your financing and your priorities in order matters more than waiting for a bigger pool. A sharp read on true market value, home by home, beats a general sense of urgency.

Month Over Month

Compared with the report pulled on September 10, 2026, the headline sold count rose from 68 to 81. Part of that is the rolling six month window: 8 older sales aged out and 21 new closings were added, and September turned out to be a busy month. Median sold price rose from $1,037,500 to $1,050,000, and the average sold price moved from $1,099,722 to $1,110,511.

The pace softened a little. Average CDOM rose from 23.2 to 29.6 days and the median from 10.5 to 13 days. The average sale to list ratio eased from 98.83% to 98.61%, and the share of sales that closed within the average window slipped from 75% to 72%.

Inventory told a different story. Active listings fell from 48 to 39, but the ones that remain are older, with average active days on market climbing from 57.9 to 70.9. Active listings with a price cut rose from 8 to 11. Cancelled listings edged up from 20 to 22 with a slightly shorter average of 74.8 days (previously 78.6), and expired listings rose from 8 to 9. Taken together: fresh, well priced homes are still selling fast, while the leftover inventory is aging and being repriced.

Methodology

Figures cover single family residential listings in Mill Creek, Snohomish County, Washington, pulled from NWMLS Matrix on October 12, 2026. Sold figures reflect the trailing six months (April 12, 2026 through October 12, 2026) by sold date. Cancelled and expired figures use the same six month window by status change date, and active figures reflect current inventory regardless of list date. CDOM (cumulative days on market) is used throughout rather than simple days on market, because it accounts for a listing’s full marketing history across any relistings. Price cut figures come from the recent change line in Matrix, which rounds original prices to the nearest $1,000. The sold set includes one record with a Seller Representation Agreement sale type (MLS# 2575623), as Matrix returned it and consistent with prior months. This is a point in time snapshot, not a guarantee of future results, and individual property circumstances can move any of these numbers.
